If this sounds familiar, it’s because it is. Last month, we noted early signs of activity picking up, and March’s data is reinforcing that trend rather than reversing it. We’re seeing more inventory, more homes going under contract, an increase in closings, shorter days on market, slight price growth, and a stronger close-to-list price ratio. Even the attached market is showing small signs of life in certain areas. The consistency of these patterns is what stands out. This feels like more than a one-month shift, whether it’s simply seasonality or the beginning of a broader change after a few flatter years is still unfolding.</p>
<p>&nbsp;</p>
<p class="p2">Inventory continued to expand in March, though at a slightly more measured pace. Active listings came in at 9,846, increasing 9.55% month over month, just under the historical average increase of 11.32% for this time of year. February’s 9.24% jump was already one of the largest on record, so this continued growth still signals a meaningful buildup of inventory. For context, the long-term average number of active listings in March is 13,105, with a record high of 27,309 in 2006 and a record low of just 1,921 in 2021. New listings came in at 5,986, rising 19.94% month over month overall, with detached homes up 24.13% and attached homes up 10.23%. The increase in new listings is consistent with the seasonal ramp-up we expect as we head deeper into the spring market.</p>
<p>&nbsp;</p>
<p class="p2">Homes also began moving through the market more quickly. Both average and median days in MLS declined notably month over month, with the average dropping to 50 days and the median falling to just 16 days. Detached homes saw even stronger improvements, reinforcing that well-positioned homes are moving faster as buyer activity picks up. The attached market, however, remains more uneven. While median days improved month over month, overall timing is still longer than it was a year ago, and average days have edged slightly higher. In short, detached homes are gaining momentum more quickly this spring, while attached properties are still working through some of the challenges we’ve been seeing, including higher HOA costs, insurance increases, and special assessments.<span class="Apple-converted-space"> </span></p>
<p>&nbsp;</p>
<p class="p2">Buyer activity picked up in a big way. Pending and closed sales both saw strong gains month over month, right around 30% across all segments. Year over year, pending sales are up 5.10% overall, with detached homes up 5.47% and attached homes up 3.87%, signaling steady buyer engagement. The strength in pending activity is a clear indicator that buyers are active and willing to move when the right homes hit the market.</p>
<p>&nbsp;</p>
<p class="p2">Pricing continues to show modest movement. Month over month, both average and median sales prices increased slightly overall, up 4.34% and 2.61%, respectively, bringing the average price to $711,493 and the median to $590,000. Detached homes saw similar gains, while the attached market posted slightly stronger increases month over month. Year over year, however, the data is more mixed. Overall pricing remains relatively flat, with some variation between segments — detached homes showing strength in average price but slight softening in median, while attached homes are up in both metrics. It’s another indication of a market that is active but not dramatically shifting in one direction.</p>

<h2 class="p2" id="for-sellers"><strong>For Sellers</strong></h2>
<p>&nbsp;</p>
<p class="p1">The market is still offering opportunity, but with more nuance. In March, 63.14% of sellers offered concessions. That’s an important shift in expectations. While well-prepared and well-priced homes are still attracting strong interest, buyers are more discerning and negotiating with more confidence. Pricing accurately, preparing the home thoughtfully, and understanding current buyer expectations are key to success in this environment.</p>

<h2 class="p2" id="for-buyers"><strong>For Buyers</strong></h2>
<p>&nbsp;</p>
<p class="p2">Conditions continue to improve in terms of options and negotiating power, even with the recent interest rate fluctuations we experienced over the past month. Increased inventory means more choice, and while competition still exists for the most desirable homes, it’s not across-the-board intensity. Buyers are retaining some leverage, whether through concessions, inspection negotiations, or simply having more time to make decisions. That said, the best homes are still moving quickly, so being prepared remains important.</p>

<p><strong>Momentum is clearly building</strong> while the market still feels relatively balanced. Both buyers and sellers are experiencing a mix of advantages and trade-offs. Sellers are still achieving strong prices in many cases and are more frequently contributing concessions and repairs. Buyers aren’t facing the same level of competition, while pricing hasn’t meaningfully dropped. Inventory feels relatively stable, pricing feels normalized, and demand is returning. Whether this is simply a return to typical seasonality or the beginning of a broader shift after the past few years remains to be seen. And with more spring data ahead, we’ll have a clearer picture as we move into summer.</p>

With interest rates dipping and sellers meeting the market with realistic pricing, February reinforced that early activity. Whether this reflects our typical seasonal spring bump or signals a broader shift in market pace is something the coming months will reveal.</p>
<p>&nbsp;</p>
<p class="p1">Inventory expanded in February. Active listings increased 9.24 percent from January, reaching 8,988 listings at month’s end. This is a notable jump considering the historical average increase between these two months is just 0.45 percent. That places this February as the fourth-largest percentage gain on record. The long-term average number of active listings in February sits at 12,396 homes. The market reached its highest February inventory in 2006 with 25,484 listings, while the record low occurred in 2022 with just 1,226 homes available. New listings also increased both month-over-month (12.15%) and year-over-year (3.59%), giving buyers more options as we move into the spring market.</p>
<p>&nbsp;</p>
<p class="p1">Homes also moved through the market more quickly. Both the average and median days in MLS declined noticeably compared to last month across all property segments — overall by 19.18% and 37.74%, respectively. There are likely several factors contributing to this shift. An unseasonably warm winter kept showings active, interest rates dipped below six percent, and typical seasonality is beginning to take hold as buyers reengage ahead of spring. Whatever the reason, the data suggests that well-positioned homes are finding buyers faster than they were just a few months ago.</p>
<p>&nbsp;</p>
<p class="p1">Buyer activity also accelerated. Pending sales increased significantly month-over-month at about 30% across all segments, signaling that buyers were actively writing contracts in February. Closed sales also rose month-over-month, an expected shift following the increase in pending contracts the month prior, though the roughly 30% jump still stands out as a notable gain.</p>

<p class="p1">Prices remained relatively steady overall. Both average and median closed prices saw marginal gains month-over-month at 1.33% and 1.98%, respectively, with detached homes showing similar modest increases. Attached homes, however, experienced slight month-over-month declines at 4.97% and 2.82% and somewhat more noticeable decreases compared to last year at 7.52% and 5.25%. Overall pricing remains relatively stable, reflecting a market where neither buyers nor sellers hold overwhelming leverage.</p>

<p class="p1">Preparation continues to matter more than timing. Homes that are truly dialed in — well-staged, clean, in great condition, located in desirable areas, and priced appropriately — are still seeing strong interest. The best listings are receiving multiple offers and often selling at asking price or moderately above, sometimes by $10,000 to $15,000 or more. Buyers are paying attention and moving quickly when a home checks the right boxes.</p>

<p class="p1">The shift in mortgage rates may offer even more breathing room. During the last week of February, the 30-year fixed rate dipped below six percent for the first time since 2022. That psychological threshold matters, and it’s already encouraging refinancing activity while gradually bringing some buyers back into the market.</p>

A healthy balance of supply and demand may be exactly what this spring market delivers.</p>

Some see stagnancy. Others see stability. Either way, the market hasn’t been dramatic. However, January may be signaling that momentum is building, and that 2026 could bring meaningful change.</p>
<p>&nbsp;</p>
<p class="p2">Inventory is certainly having a strong start to the year. The number of new listings in January showed a significant increase from December, coming in at 4,455, a whopping 152% increase month over month. The number of active listings at month’s end totaled 8,228, an 8.16% increase from December. Notably, this is stronger than the historical average January change, which typically shows a 3.28% decline month over month. For context, the average number of active listings in January (1985–2025) is 11,926. The highest January on record was 2008 with 24,550 listings, while the lowest was 2022 with just 1,184 listings. This upswing in inventory may be twofold. December saw a larger-than-usual number of homes expire or withdraw from the market, and many of those sellers appear to have regrouped and re-entered in January. The unusually warm winter could also be contributing to what feels like an early start to the spring real estate season.</p>
<p>&nbsp;</p>
<p class="p2">Both average and median days in MLS increased, with average days on market at 74, a 12% month-over-month increase, and median days in MLS at 53, a 17% month-over-month increase, reinforcing what we’ve been seeing: homes are simply taking longer to sell. Sellers are starting to adjust without panic. There’s growing recognition that today’s market requires more time and intention. Gone are the “list Thursday, under contract by Monday” norms. Instead, we’re seeing a return to thoughtful pricing, stronger preparation, and realistic expectations. Longer time on market doesn’t have to signal a lack of demand, it often means buyers are being more deliberate.</p>
<p>&nbsp;</p>
<p class="p2">Pending sales saw a significant jump in January, likely influenced by December’s wave of expired and withdrawn listings returning to the market, along with fresh inventory hitting at the start of the year. Pending sales increased 47.19% from December, with 3,060 homes moving under contract. Because pending status is reflected almost immediately once a contract is written, this metric gives us a more real-time look at buyer activity.</p>

<p class="p2">Closed sales, however, tend to lag. Closings were down 40.55% in January. Unlike pending status, a property does not move to closed until the transaction is fully complete which is typically about 30 days after going under contract. That means January’s dip in closed sales is largely reflective of our significantly slower holiday season. We should expect to see the influx of closings from January’s surge in activity show up in February’s data.<span class="Apple-converted-space"> </span></p>
<p>&nbsp;</p>
<p class="p2">Average and median close prices remained relatively steady. The average close price in January was $676,548, decreasing a modest 0.02% month over month and 1.39% year over year. The median close price came in at $569,500, decreasing just under 1% both month over month and year over year, reinforcing the broader theme we’ve experienced since 2023: price stability.</p>

<h2 class="p2" id="for-sellers">For Sellers</h2>
<p>&nbsp;</p>
<p class="p2">Denver remains an expensive place to live, and buying a home continues to be challenging for many. Affordability pressures are real. If you’re considering selling, pricing realistically is critical. That means leaning on both statistical data and qualitative insight to understand not just what sold, but why it sold.</p>
<p>&nbsp;</p>
<p class="p2">While homes are taking longer to move, preparation still matters more than ever. First impressions are everything. Professional photography, decluttered spaces, and thoughtful presentation are the norm for desirable homes. Buyers are prioritizing affordability and practicality.</p>
<p>&nbsp;</p>
<p class="p2">Sellers should budget for inspection-related repairs. Focus on cost-effective improvements. Avoid speculative upgrades unless they truly add value. The sellers who win in this market are the ones who prepare strategically and price precisely.</p>
<p>&nbsp;</p>
<h2 class="p2" id="for-buyers">For Buyers</h2>
<p>&nbsp;</p>
<p class="p2">Inventory has improved and that creates opportunity. However, expect bidding wars this spring on well-priced, well-prepared, well-maintained homes in strong locations. While the overall number of listings has increased, there’s still a shortage of highly desirable homes including those that are updated, reasonably priced, and located in top-tier neighborhoods.</p>
<p>&nbsp;</p>
<p class="p2">Buyers who are financially prepared and decisive will have the greatest advantage. Hesitation on the right home can still cost you.</p>
<p>&nbsp;</p>
<p class="p2">Inventory is improving, activity is picking up, yet pricing remains steady. Rather than waiting for dramatic change, both buyers and sellers in 2026 may find their greatest advantage comes from acting decisively when personal timing and financial readiness align.</p>

In many ways, this year closely mirrored both 2023 and 2024, defined less by dramatic swings and more by consistency. Activity followed a well-established seasonal pattern: peaking in the spring, tapering through summer, dipping slightly in August, a modest uptick in September, and then declining beginning in October, with the steepest drop-off occurring between Halloween and New Year’s Eve. Throughout the year, affordability, ownership costs, and mortgage rates remained the dominant forces shaping buyer and seller behavior.</p>

<p class="p2">December’s numbers reflect that expected year-end pause. Active listings at month’s end totaled 7,607, down 27.6% from November, while 1,775 new listings came to market. Many homeowners chose to step back during the holidays, planning to revisit selling once the calendar turns. Historically, active listings at month’s end decline an average of 18.4% from November to December, making this year’s decrease steeper than the long-term norm, yet still well within the boundaries of seasonal behavior. For context, the historical average number of active December listings (1985–2024) is 11,839, with a record high of 24,603 in 2007 and a record low of 1,477 in 2021, placing December’s 7,607 active listings at month’s end comfortably within a normalized range.</p>

<p class="p2">With inventory remaining elevated relative to recent years, homes continued to take longer to sell. In December, average Days in MLS increased to 67, with a median of 45 days. Buyers remain active and engaged, touring homes and watching the market closely, but the depth of available inventory has clearly extended decision timelines. This slower pace has been a defining feature of the market for much of the past three years and continues to influence how transactions unfold.</p>

<p class="p2">Sales activity softened alongside the season. Pending sales totaled 2,226, while 3,101 homes closed, reflecting the typical holiday slowdown as travel, weather, and end-of-year obligations take priority. Even so, demand hasn’t disappeared—it has shifted. Many first-time buyers are taking a longer-term approach, beginning the planning process now with the intention of purchasing in mid-2026. For many, the quieter months are less about immediate action and more about preparation.</p>

<p class="p2">Pricing remained steady as the year ended. The average close price ended December at $678,718, and the median close price came in at $575,000, showing modest declines both month-over-month and year-over-year. Homes continued to sell close to list price, with a 98.25% close-price-to-list-price ratio, reinforcing that values are holding despite longer timelines and shifting buyer behavior.</p>

Buyers who are prepared and stay engaged often find themselves better positioned as competition increases later in the year.</p>

Today’s inventory sits comfortably between those extremes, underscoring a market that continues to normalize rather than constrict. Meanwhile, new listings fell 41.39% month-over-month—one of the sharpest seasonal declines of the year. This aligns with typical holiday seller behavior: many homeowners temporarily withdraw their listings in November and December, and those with greater timeline flexibility often pause plans altogether until after the new year, when buyers reemerge and activity naturally increases.</p>
<p class="p2">Homes also took longer to sell, with median days in the MLS rising to 36—up 9% from October and 26% year-over-year. Detached homes averaged 56 days and attached homes averaged 67. Pending sales fell 11.05% month-over-month, while closed sales dropped 23.37%, mirroring historic holiday slowdowns as travel, weather, and end-of-year demands divert attention away from housing. Yet pending sales remained up 2.45% year-over-year, suggesting a steady foundation of buyer demand even during quieter months.</p>
<p class="p2">Price behavior continues to illustrate stability. The median close price dipped just 0.85% from October, landing at $585,000, and remains 0.86% higher than last year. Both detached and attached homes continued closing at just above 98% of list price, demonstrating that values remain solid even as activity slows. This stabilization has helped ease the rapid appreciation of the pandemic years. After values climbed more than 38% from early 2020 through spring 2022, the past three years of slower growth have brought the market back to a healthier place. From March 2020 to November 2025, the cumulative median price increase now stands at 31.5%, an annual average of roughly 6.3%—a pace that aligns far more closely with Denver’s long-term historical norms.
