<p class="p2">August did not deliver one neat storyline for the Denver Metro real estate market. Closed sales fell sharply, while prices and inventory barely moved. Pending activity ticked slightly upward, and the gap between detached and attached homes continued to widen. The numbers may be pointing in different directions, yet they are not necessarily contradictory. Real estate is always hyperlocal, and today’s market is becoming even more specific to the type of property, buyer, financing, price range, and neighborhood involved. Uncertainty continues to dominate the broader conversation, although it has not translated into true instability. Instead, August reflected a market with fewer completed transactions and slightly less pressure on the prices of homes that did sell.</p>

Compared with last August, however, new listings increased 4.46% overall, with detached listings up 2.92% and attached listings up 8.85%. Active Listings at Month’s End edged down just 0.27% from July, leaving 13,080 homes on the market after inventory reached a likely seasonal peak of 13,115 in July. That remains below the August historical average of 15,191 active listings. For perspective, August inventory has ranged from a record high of 31,664 homes in 2006 to a record low of 3,582 in 2021. Total inventory was nearly unchanged from last year, increasing only 0.16%, although its composition shifted: detached inventory declined 4.21% year over year, while attached inventory increased 9.94%.</p>
<p class="p2">Homes generally took longer to sell in August. Average Days in MLS increased 12.20% to 46 days, while the median rose 28.57% to 27 days. Detached homes averaged 42 days on the market, with the median increasing 41.18% to 24 days. Attached homes continued to move more slowly, averaging 62 days with no change from July, while the median increased 12.50% to 45 days. The difference between the two segments remains meaningful: attached buyers generally have more time to compare their options, while detached homes continue to move more quickly.</p>
<p class="p2">Pending sales offered one of the few month-over-month increases, rising 2.43% overall. Detached pending sales increased 2%, while attached pending activity rose 4.02%. Closed sales moved in the opposite direction, declining 18.99% overall, including decreases of 18.73% for detached homes and 19.93% for attached homes. Activity also remained below last August. Pending sales were down 7.52% overall, 6.69% for detached homes, and 10.38% for attached homes. Closed sales fell 17.35% overall, with detached closings down 15.51% and attached closings down 23.48%. The increase in pending activity may provide some support for upcoming closings, although August clearly remained a lower-volume market.</p>

<p class="p2">Prices shifted only modestly from July. The average close price declined 0.57% to $728,127, while the median decreased 1.74% to $594,495. Detached homes recorded declines of 0.57% at the average and 1.59% at the median. Attached prices fell 1.55% at the average and 2.63% at the median. Year over year, the overall average price increased 1.75%, while the median rose just 0.25%. Detached homes remained comparatively steady, with the average up 1.70% and the median down only 0.06%. Attached homes experienced more noticeable annual declines, falling 4.26% at the average and 4.87% at the median.</p>
<h2 class="p3" id="for-sellers"><b>For Sellers</b></h2>
<p class="p2">Buyers have become more selective, and the buyer pool itself is changing. The average first-time buyer is now around 40 years old. Younger buyers who once drove much of the demand for entry-level condos and townhomes are increasingly being priced out, while some older first-time buyers have enough income and savings to move directly into detached homes. Affordability is not simply changing how much people can spend; it is changing who can purchase, when they enter the market, and what type of home they choose. Denver Metro listings averaged approximately five showings during August, making accurate pricing, thoughtful preparation, and strong presentation especially important. Sellers should evaluate their home against its direct competition rather than relying on broad market headlines.</p>
<h2 class="p3" id="for-buyers"><b>For Buyers</b></h2>
<p class="p2">If buying makes sense for your finances and your life, this can still be a favorable time to make a move—elevated interest rates remain the obvious challenge. Many buyers have negotiating leverage, particularly when considering homes that have been on the market longer or attached properties facing greater competition. The exception may be a beautifully updated, well-priced home that checks nearly every box, since those standout listings can still attract immediate interest. Understanding the conditions within your specific segment will help you recognize when there is room to negotiate and when the right home may require a quicker, stronger approach.</p>
<h2 class="p3" id="beyond-the-market-headlines">Beyond the Market Headlines</h2>
<p class="p2">August is an important reminder not to compress the entire market into a single label. What makes sense today depends on the individual property, timeline, financing, and goals involved. For some people, renting remains the most practical and accessible choice, and that is a legitimate outcome. Sellers are also navigating circumstances that cannot be captured by a median price or Days in MLS figure. The market may be producing fewer transactions, yet the relative stability of inventory and overall prices shows that slower activity is not the same as instability. The clearest picture comes from looking beyond the headline and focusing on the part of the market that applies to you.</p>

<p class="p2">July gave us a clear look at the Denver Metro market as it is: measured, patient, and increasingly shaped by life circumstances. Moves are happening less because buyers or sellers are chasing interest-rate shifts or short-term opportunities and more because life has created a reason to act. Overall, market activity feels balanced. Inventory remains steady while prices are holding strong. Detached and attached homes continue to diverge, especially in time on the market, and the number of under contract &amp; sold homes. Detached homes remain the more competitive product, while attached homes continue to offer buyers more time, selection, and negotiating leverage. Across both segments, accurate pricing and strong presentation remain imperative.</p>
<p class="p2"><img loading="lazy" decoding="async" class="alignright wp-image-12968 size-full" src="https://mynewera.com/wp-content/uploads/2026/08/DMAR-MarketTrendsReport-July26Data1.png" alt="" width="600" height="463" srcset="https://mynewera.com/wp-content/uploads/2026/08/DMAR-MarketTrendsReport-July26Data1.png 600w, https://mynewera.com/wp-content/uploads/2026/08/DMAR-MarketTrendsReport-July26Data1-480x370.png 480w" sizes="(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 600px, 100vw" />Active Listings at Month’s End increased 3% from June, closing out July with 13,115 homes on the market. That total remains below July’s historical average of 15,347 active listings. For perspective, July inventory has ranged from a record high of 31,989 homes in 2006 to a record low of 4,056 in 2021. New listings dipped 5.32% month-over-month, including a 7% decline for detached homes and a slight 0.34% decrease for attached homes. <span class="s1">Compared with last July, new listings are up across the board, although each gain was less than 2%.</span></p>
<p class="p2">Days in MLS lengthened in July, although the pace varied considerably by property type. Detached homes held steady at a 35-day average, while the median increased to 17 days. Attached homes experienced a larger shift with both the average and median days in MLS increasing approximately 17%, to 61 and 40 days, respectively. The widening gap continues to give detached sellers a more competitive environment while giving attached buyers substantially more time to compare their options.</p>
<p class="p2">Buyer activity softened modestly during the month. Pending sales declined 5% overall from June, including decreases of 4.5% for detached homes and nearly 8% for attached homes. Closed sales fell approximately 12% overall, including declines of 12.5% for detached homes, and 9.5% for attached homes. Compared with last July, pending sales were down 2% overall. Detached pending activity increased slightly more than 1%, while attached pending sales declined 12%. Closed sales also remained below last year, falling 5.5% overall, nearly 4% for detached homes, and approximately 12% for attached homes.</p>
<p class="p2">Prices shifted only slightly from June. The average close price declined less than 2% overall to $731,961, while the median decreased 1.5% to $605,000. Detached homes recorded modest month-over-month declines of just under 2% at the average and just over 2% at the median. Attached homes were nearly flat at the average, increasing 0.32%, while the median declined 2.5%. Year-over-year, detached prices remained higher, rising almost 5% at the average and 1.5% at the median. The average attached price increased 2.5%, while the median declined 2.5%.</p>
<h2 class="p3" id="for-sellers"><b>For Sellers</b></h2>
<p class="p3">Buyers appear to be waiting for the right home rather than automatically expecting a steep discount. The close-price-to-list-price ratio held at 99%, suggesting buyers are still willing to pay close to asking when a home is priced correctly. Denver Metro listings averaged about five showings during July, so sellers should not mistake a quiet first week for a lack of interest, or assume every showing will lead to an offer. Thoughtful preparation, strong presentation, and pricing grounded in current competition remain the best ways to stand out, particularly in the slower attached market.</p>
<h2 class="p3" id="for-buyers"><b>For Buyers</b></h2>
<p class="p3">Affordability remains the central challenge, with mortgage rates still elevated and home prices near record levels. These costs continue to keep some buyers on the sidelines, while the typical summer slowdown is taking shape as many sellers who planned to list this year have already done so. The opportunities available depend heavily on the type of home you are pursuing. Detached buyers should be prepared to act when the right property appears, while attached buyers may have more room to negotiate price, concessions, or other terms. A clear budget and a strong understanding of monthly costs are especially important in a market where the purchase price tells only part of the story.</p>

<p>As summer settles in, the Denver Metro market is becoming increasingly divided. Detached and attached homes continue to tell different stories, while an equally meaningful gap has opened between homes that are truly move-in ready and those carrying deferred maintenance. Buyers have more time, more information, and more options than they have had in recent years, allowing them to look beyond surface-level appeal and consider what a property may require long after closing. In this market, condition has quietly become one of the strongest measures of value.</p>
<p><img loading="lazy" decoding="async" class="alignright wp-image-12907 size-large" src="https://mynewera.com/wp-content/uploads/2026/07/June-2026-RE-colorado-736x920.jpg" alt="" width="736" height="920" />Active inventory reached 12,744 homes at the end of June, a 3.96% increase from May and a 9.02% decrease from last year. Although inventory grew, the increase was considerably smaller than the historical May-to-June average of 12.27%, largely because fewer new listings entered the market. June’s inventory also remained below the historical average of 15,098 active listings. For perspective, June inventory has ranged from a record high of 31,900 homes in 2006 to a record low of 3,122 in 2021. Detached inventory increased 5.62% from May while remaining 14.17% below last year. Attached inventory grew just 1.02% month over month and was 2.33% higher year over year. New listings declined 4% overall, including decreases of 2.92% for detached homes and 7.03% for attached homes. Compared to last June, new listings were down 3.03% overall and 5.32% for detached homes, while attached listings increased 4.34%.</p>
<p>Homes also took longer to secure a buyer in June. Average Days in MLS increased slightly to 39 days, while the median rose more noticeably from 14 to 18 days. Detached homes averaged 36 days on the market, a 5.88% increase from May, while the median climbed from 11 to 14 days. The attached market continued moving at a considerably slower pace. Attached homes averaged 53 days in MLS, unchanged from May, while the median increased 17.24% to 34 days. These averages do not mean every home is lingering. Well-maintained, thoughtfully presented properties can still move quickly, while homes requiring repairs or updates are more likely to sit.</p>
<p>Buyer activity softened slightly as summer began. Pending sales decreased 2.79% overall from May, including declines of 2.52% for detached homes and 3.75% for attached homes. Closed sales fell more moderately, declining 6.62% overall, 6.89% for detached homes, and 5.57% for attached homes. Year over year, pending activity remains slightly stronger overall, increasing 2%, with detached pending sales up 2.69% and attached pending sales down 0.35%. Closed sales continue trailing last year across the market, falling 5.56% overall, 5.93% for detached homes, and 4.16% for attached homes.</p>
<p>Prices remained relatively steady overall, even as the two property types moved in different directions. The average close price increased 0.88% from May to $747,657, while the median edged up 0.16% to $616,000. Detached homes recorded slightly stronger gains, with the average price increasing 1.6% to $830,764 and the median rising 0.45% to $675,000. Attached prices moved the other way: the average declined 3.08% to $437,858, while the median slipped 0.19% to $391,750. Compared to last year, overall average and median prices increased 0.80% and 0.98%, respectively. Detached prices rose 1.27% on average and 1.5% at the median, while attached homes declined 1.16% on average and 2.06% at the median.</p>
<h2 class="p2" id="for-sellers"><strong>For Sellers</strong></h2>
<p class="p2">Condition is one of the clearest tools sellers can still control. Listings averaged approximately four showings during June across the Denver Metro area, and generating meaningful interest is taking longer. Well-kept homes are still selling efficiently and maintaining their value, while homes with deferred maintenance are giving buyers time to investigate, compare, and calculate. Buyers are not simply estimating the cost of today’s repair list; they are considering the cumulative expense of ownership over the next five to ten years and reflecting that risk in their offers. Appreciation alone is no longer doing all the work. Preparation, pricing, and presentation are increasingly important to the outcome.</p>
<h2 class="p2" id="for-buyers"><strong>For Buyers</strong></h2>
<p class="p2">The market is offering different opportunities depending on what you are willing to take on. Truly turnkey homes are still being absorbed quickly and priced accordingly. Properties needing repairs, cosmetic updates, or larger improvements are often sitting long enough to give buyers greater negotiating leverage. Buyers who can look beyond dated finishes or manage future projects may find sellers more receptive to price reductions, inspection credits, or other concessions. The key is understanding the true cost of the work before deciding whether the opportunity outweighs the expense.</p>
<h2 id="denvers-divergent-summer-housing-market">Denver&#8217;s Divergent Summer Housing Market</h2>
<p class="p2">June’s data does not point to one universal Denver Metro market. Detached and attached homes are moving differently, and condition is creating another layer of separation within both segments. Buyers remain active, although increasingly selective, and sellers can no longer assume that time or appreciation will compensate for deferred work. This summer, value is being determined not only by location, size, and price, but also by how confidently a buyer can step through the door and begin living there.</p>

Over the past nine years, Denver&#8217;s median sales price has increased at an average annual rate of approximately 6%, a pace that closely mirrors the market&#8217;s long-term historical trend. Even the dramatic ups and downs of the pandemic era ultimately settled back into that same trajectory. What has changed more significantly is the cost of borrowing money. Mortgage rates remain well above the levels many homeowners became accustomed to, creating a meaningful gap between what buyers can afford and what current homeowners are willing to give up. As a result, market activity appears to be influenced less by home prices themselves and more by the cost of making a move.</p>
<p class="p2">Inventory continued to grow in May, though at a slower pace than we typically see during the spring market. Active listings at month&#8217;s end reached 12,259 homes, increasing 6.24% from April but falling below the historical May average increase of 9.38%. New listings declined across both detached and attached homes, and inventory levels remain below where they were this time last year. Active inventory continued to rise despite fewer new listings coming to market, suggesting homes are taking longer to sell rather than being offset by a wave of new supply. Combined with slightly lower transaction volume than last year, this may reflect homeowners remaining hesitant to trade a low mortgage rate for a significantly higher one.</p>
<p class="p2">Days in MLS remained relatively steady in May. Average days on market dipped slightly to 38 days, while the median remained unchanged at 14 days. Detached homes saw modest improvements from April, while attached homes experienced small increases in both average and median days on market. Compared to last year, homes across all segments are generally taking longer to sell. Buyers continue moving quickly on homes that are thoughtfully prepared and aggressively priced, while homes positioned more moderately are often taking closer to the market average before securing a contract.</p>
<p class="p2">Buyer activity improved modestly in May. Pending sales increased slightly from April overall, with attached homes seeing the strongest gains. Closed sales, however, moved in the opposite direction, declining across all segments of the market. Compared to last year, pending activity remains slightly higher while closed sales continue trailing 2025 levels. Buyers are still participating in the market, while elevated mortgage rates continue creating friction throughout the transaction process.</p>
<p class="p2">Pricing remained remarkably steady in May. Average and median sales prices both posted modest gains from April, bringing the overall average close price to $744,388 and the median price to $615,000. Year over year, appreciation remains relatively modest and closely aligned with the market&#8217;s longer-term trend. The data continues supporting the idea that prices are behaving much as they historically have, despite the challenges many buyers and sellers are facing.</p>

<h2 class="p2" id="for-sellers"><strong>For Sellers</strong></h2>
<p class="p2">While inventory remains relatively constrained by historical standards, buyers are becoming increasingly selective. Homes that are thoughtfully prepared, strategically marketed, and priced aggressively continue attracting strong interest. Sellers should also pay close attention to factors that impact affordability. Properties with solar leases, for example, may face additional scrutiny from buyers who are already stretching their budgets. In some situations, paying off a solar lease before listing or at closing may help reduce friction during negotiations and broaden the pool of interested buyers.</p>

<h2 class="p2" id="for-buyers"><strong>For Buyers</strong></h2>
<p class="p2">Today&#8217;s market may feel challenging, yet the data suggests affordability concerns are being driven more by mortgage rates than by home prices themselves. Rather than waiting for a significant price correction, buyers may benefit more from exploring financing strategies such as temporary rate buydowns, seller concessions, or future refinancing opportunities. A meaningful decline in rates can have a much larger impact on monthly payments than a modest change in home prices.</p>

It does, however, help explain why transaction volume remains muted despite an otherwise healthy market<span class="s1">. </span>In many ways, today&#8217;s market feels less constrained by housing fundamentals and more constrained by the cost of accessing them.</p>

Inventory climbed significantly, while pending activity softened slightly and pricing remained relatively stable overall. Combined with the unusually mild winter and early start to the spring market we experienced this year, some of the typical seasonal surge may have simply arrived earlier than usual. While earlier months left some question as to whether this was temporary seasonal momentum, the market continues showing many of the same patterns we’ve consistently seen since 2022: stable pricing, measured buyer activity, and gradually increasing inventory.</p>
<p class="p2">Inventory saw one of its largest jumps of the spring so far, with active listings at month’s end climbing to 11,539 homes. New listings also increased notably from March, particularly in the detached market. Compared to last year, inventory remains meaningfully higher across most segments of the market. While inventory levels are still below long-term historical averages, buyers are continuing to gain more options as the market moves deeper into the spring season. The combination of rising inventory and slightly softer pending activity suggests homes may simply be absorbing at a slower pace than they were earlier this year.</p>
<p class="p2">Even with inventory increasing, homes moved through the market more quickly in April. Average and median days in MLS both declined notably from March, with detached homes continuing to outperform the attached market overall. Compared to last year, however, homes are still generally taking longer to sell across all property types. Buyers continue moving quickly on homes that are priced and positioned aggressively, while homes priced more moderately are often taking closer to the market average before securing a buyer.</p>
<p class="p2">Pending sales softened slightly in April after several months of stronger gains, while closed sales still increased modestly from March overall. Detached activity remained relatively steady, while the attached market experienced a more noticeable slowdown in pending contracts. Compared to last year, pending sales remain higher overall, signaling that buyers are still active despite the recent moderation in momentum. Closed sales continue trailing last year’s pace, likely reflecting the lag between contracts being signed and final closings occurring.</p>
<p class="p2">Pricing remained remarkably steady in April. Average and median close prices both posted modest gains from March, bringing the average close price to $724,057 and the median to $605,000 overall. Detached homes continued showing slightly more strength, while attached homes experienced a bit more softness compared to last year. Overall pricing, however, has remained relatively flat year over year, reinforcing the broader theme of stability rather than rapid appreciation or decline. Sellers are still achieving very strong pricing relative to list price, with homes closing at an average of 99.44% of asking price.</p>

<h2 class="p2" id="for-sellers"><strong>For Sellers</strong></h2>
<p class="p2">Pricing strategy matters more than it has in recent years. Homes that are thoughtfully prepared, aggressively priced, and marketed strategically are still moving quickly, while buyers now have enough options that moderate pricing or modest presentation can quickly slow momentum. Sellers hoping to secure a contract faster than the market averages will likely need to price aggressively from the start.</p>

<h2 class="p2" id="for-buyers"><strong>For Buyers</strong></h2>
<p class="p2">This market continues offering more opportunity and flexibility than we’ve seen in recent years. Increased inventory is creating more choice and slightly more negotiating leverage in certain situations, while pricing overall has remained relatively stable. At the same time, desirable homes are still moving quickly, reinforcing the importance of being prepared when the right property hits the market.</p>
